Delicate Stone Restoration Project Completed In Puerto Rico by Presto

Presto was contacted to develop a scope of work for cleaning The Old Scotia Bank Building in San Juan, Puerto Rico. The building's envelope is comprised of marble travertine panels. This beautiful building material suffered from decades of neglect and had serious black staining on the majority of the surface. Furthermore, local contractors had damaged a nearby building containing the same stone material during a previous restoration service. Presto's task was to find a way to clean the sensitive material without damaging it, and find a suitable protective treatment to preserve the finish after restoration. 

The Presto Team tested several methods of restoration using both chemical and mechanical approaches. While mechanical approaches produced beautiful results, the cost to resurface the material would prove much higher than chemical cleaning and not in the budget. Presto's uniquely-designed product Stone Restore CB2 produced perfectly clean results without altering the surface of the stone, and the cost of this method of restoration was in line with the owner's budget.

Window Cleaning Detergent Causes Soap Scum on Buildings

A: Long story short, soap scum. Surprisingly, the industry standard for window cleaning causes staining on a building's exterior.  The culprit is dish soap and tap water. Dish soap consists mostly of an oily petroleum which attracts contaminants in the environment and "glues" them to all exterior building surfaces.

What Happens Next?  When windows are cleaned using dish soap and tap water, this soapy mixture is scrubbed onto the glass then squeegeed off onto the metal frames and stone surfaces below along with the dirt. This dirty mixture then dries and the next time it rains, it redissolves and further washes down the building and onto your clean glass!  Fortunately, there is a solution.

Restoration Project Completed for Hampton & Hilton Hotels, in Charlotte, North Carolina

September 2015, Presto Restoration Products and Services completed an extensive cleaning and waterproofing project for the Hampton and Hilton Hotels located in downtown Charlotte, North Carolina. It was completed in combination with interior renovations, and due to space constraints in loading areas, had to be carefully coordinated. Additionally, the project required special consideration to the local homeowners in the residential towers situated between the two hotels.  Presto insured that cars and personal property would be properly stored and protected during the cleaning process so product residue would not affect them.

Presto used a superior product called Stone Restore CB2, designed to remove heavy biological staining. This solution was applied to clean the two buildings’ entire exterior as well as the numerous ledges on the building. Dow Corning Silicone caulking was installed at the window perimeters and control joints for both properties. Due to years of water penetration of the exterior insulation and finishing system (EIFS) material, patching and waterproof coatings were applied in several areas in order to carefully match the existing facade.

This project was completed over a period of three months and the property management and guests were more than pleased with the outcome.

Extensive Restoration Project Completed of the North American Mission Board Building

September 2015, Presto Restoration Products & Services completed an extensive glass, metal and precast restoration project of the North American Mission Board (NAMB) in Alpharetta, Georgia. The entire building’s exterior surface, including glass, metal and precast concrete was restored and protected using Presto's uniquely designed product line. Nearly 8 miles of caulking was replaced using Dow Corning 757 SMS silicone caulking a unique silicone caulking that reduces residue rundown and substrate staining. The building’s glass, metal and precast surfaces were restored and protected as well and covered the distance of two football fields.

Many high-rise buildings are constructed similarly and the windows are typically cleaned in a traditional manner every six months only to develop stains on the glass, metal and precast surfaces within a couple of years after construction. By maintaining the building’s exterior with Presto Restoration Products, the NAMB building can preserve its original appearance and will prevent unnecessary and expensive restoration services from ever being performed again, if maintained properly.

Why Is Presto’s Process So Effective?

There are 4 major differences in Presto Restoration Products & Services’ system versus common industry standard services that help prevent stains from developing on the exterior surfaces:

  • Presto uses high-performance inorganic silicone sealer on precast, Most providers use organic silane or siloxane sealers that quickly break down compromising the surface protection and allows leaching from the failed sealer, as well as minerals from precast erosion onto adjacent surfaces.

  • Presto uses newly-developed high-performance inorganic silicone sealers that last 2-3 times longer for glass and metal surfaces and prevents stains for decades.

  • Presto recommends only deionized water for exterior window cleaning. Many exterior building maintenance companies use dish soap and tap water, which adds to the staining problem
  • Presto recommends Dow Corning 756 SMS Caulking, which is designed to reduce the run down of stains and can last up to 20 years. Many companies use a lower performing caulking that leaches oils onto adjacent surfaces and will not withstand staining or contributes to staining.
